Heritage buildings: City of Laval help and roofing

The City of Laval's Programme de revitalisation des immeubles patrimoniaux (heritage building revitalization program) pays a share of what the City calls the surcoût patrimonial (the extra heritage cost) of certain exterior work. It is not aimed at the ordinary residence, for which the City's list of programs contains nothing. Work done before the City accepts the application is not eligible.

01

What the City funds

The extra heritage cost, according to the City, is the higher cost of work due to the property's heritage interest. Other work is not eligible.

The announced help ranges from 50% to 80% of eligible costs, up to a maximum of $35,000. The percentage depends on the type of work, according to scales that the City publishes in two documents. These scales were not read, and the percentage for a roof should be asked of the City.

Among the grants and financial help for roofing listed for Laval, this program is the only one that comes from the City.

02

Which buildings, which work

The building must be identified as a heritage building in the City's inventory of buildings with heritage value. This is checked in the City's Info-règlements tool (the City's bylaw lookup), where a map layer shows heritage buildings.

Eligible work involves the exterior components needed to preserve the building's heritage appearance. This work is done with original materials or replacement materials of similar quality. The program page does not name roofing explicitly.

03

Two roofs the City gives as examples

On another page, published on January 13, 2026, the City presents buildings restored with its help. Two examples involve the roof.

  • In Sainte-Dorothée. A house built around 1895 had its roof redone in traditional batten seam metal. The City states that it covered 65% of the eligible costs.
  • In Saint-Vincent-de-Paul. A roof was redone in standing seam metal. The help reached 65% of the project's eligible costs, which the City states was the maximum amount available when the application was filed.
04

The application first, the roofer second

The City states that work done before its acceptance is not eligible. File the application and wait for the answer before signing with a roofer.

  • The application is made in Mon Dossier (the City's online portal).
  • The City asks for two detailed quotes and estimates from accredited people or companies, or a detailed description and estimate of the work and materials.
  • The work must cost at least $500.

The link with the PIIA

Laval's Code de l'urbanisme (the City's urban planning code) also regulates heritage roofs. In territories of heritage interest, and for buildings of heritage interest wherever they stand, changing the roofing materials of a principal building may require approval under a PIIA (site planning and architectural integration program).

The Code exempts three cases: replacement with the same material in a similar colour, replacement with a material that keeps or restores the original or traditional features, and the renovation of a flat roof. Outside these cases, the City may require the project to be approved, and the City makes the call.

Nothing in what was read makes it possible to say that the addresses covered by the PIIA are the ones the program accepts.

FAQ

Frequently asked questions

My house is old. Am I entitled to this help?

Not necessarily. Age is not enough: the building must be identified in the City's heritage inventory. Only the City confirms that a building is eligible.

Does the City always reimburse 65% of the costs?

No, the City announces help of 50% to 80% of eligible costs, depending on the type of work. The 65% figure comes from two published examples.

Do you have to install metal to be eligible?

The program page does not say so. It asks for original materials or replacement materials of similar quality.
